Leasing Services Initial Inspection - One of us will visit the property and make recommendations for necessary repairs before the property is advertised for rent. Advertising - An ad will be placed in the local newspaper(s), and online at www.frederick.com, and other sources advertising the property. Owner is responsible for the advertising costs. Property Showings - We will personally conduct showings to ensure that potential tenants receive a full presentation of your property. Client Screening - This involves interviewing and screening prospective tenants. Application Process - All applications, credit report verifications, job verifications and rental references will be processed by our office. Lease Preparation - The lease will be issued and thoroughly reviewed with the tenant so they understand all terms and conditions. The Leasing Fee is 6% of the total lease amount, and is payable when a satisfactory tenant is found. This fee may be deducted from the first month's rent. Management
Services Disbursement of Funds - All proceeds from monthly rent will be mailed directly to you or your bank, as directed. Expenses - Taxes, insurance, homeowner's association fees, mortgage payments or other expenses can be withheld from monthly proceeds and paid on your behalf. Repairs - All arrangements for any service or repairs to your property will be arranged for you. We have an established rapport with handyman services. *** **We recommend that we hold $300 in a repair escrow account for minor repairs. Tax Reporting - A year-end statement will be prepared for all property owners to assist with tax requirements. Contact - We will personally handle all communications with the tenant. The Management Fee is 8% of the monthly rent, and will be deducted from the rental payment each month. |
